General conditions

These are the general conditions for booking and usage of the cottage and the garden around the house.

Reservation

The request of the house takes place through E-mail. When we confirmed that the requested period is available we are awaiting the reservation fee of 1000 SEK. If we receive the reservation fee within 10 days after we sent the confirmation then the house is reserved for the requested period. The reservation fee is deducted from the final payment. At least 30 days before the arrival should the complete rent be paid.

For bookings taking place 30 days or closer to the arrival date should the whole rent be paid in advance within 10 days after our confirmation message.

If you don't pay the reservation fee in time it can happen that we need to give access to someone else. If you fail to pay the rent in advance then it is seen as a cancellation.

Cancellation

When canceling earlier than 30 days before the agreed arrival date we do charge half of the reservation fee. The other half will be paid back immediately. When canceling 30 days or later before the agreed arrival date we do charge half of the rent. If we are able to rent the house to someone else then we pay back the amount corresponding to the new guests rent.

Arrival and Departure

On the arrival date the house can be entered 15:00 the first day. The house should be emptied at 12:00 on the departure date.

Keys

The landlord lives 700 meters away. You get the keys and leave the keys there. If nothing else has been agreed you are welcome to collect the keys between 15:00 and 16:00 on the arrival day and leave the keys before 12:00 on the departure day.

Lighting a fire

It is really nice to light a fire in the fireplace in the living room. Wood is included in the rent. When you light a fire you should be cautious so that no accident occurs. Next to each fireplace in the house you will find detailed instructions for how to use or not use the fireplace.

Cleaning

We expect that the house is properly cleaned by you before departure. If this is not the case then we will carry out the cleaning and charge you according to our cleaning fee of 350 SEK per hour.

Pets and Smoking

Smoking is not allowed in this cottage and you are requested not to leave cigarette stubbs lying around outside. Pets are not allowed, exceptions for guide dogs can be made.

Miscellaneous

When you visit this house you have to show respect to the property and the people in the neighborhood and follow the instructions found in the house. You are responsible for damage on the house and the furnishings caused by carelessness. You are not allowed to use the house for anything else than what has been agreed on during the reservation (usually holiday) and you may not allow more than 7 persons to sleep in the house or the garden unless you discussed this with us on beforehand. The house is equipped for self catering; you need to bring bed linen, towels and disposable goods, unless you rented these items.
